Remortgage
A remortgage can be as simple as looking for a better interest rate before your current one expires, or can be used to release some healthy capital tied up in your property to fund an extension, make home improvements or put towards a new property purchase.
Finding the best remortgage options
I can check with your current mortgage lender, exactly how much you have outstanding, when your interest rate is due to expire and what new rates they will offer to you for a renewal. I will take this information and compare it to what other lenders on the rest of the mortgage market are offering and from there we can discuss the best overall solution, switch or stick!
Lenders will offer incentives to switch to them, free valuation, free legal services, no arrangement fee, cashback , the list goes on. I will sift through all the benefits and too good to be true offers, to find the cheapest overall product or the most hassle free way to secure you a new rate.
Mortgage application requirements
All I need to get started would be your basic information and your current mortgage account number. From there we would confirm your affordability for a new loan, similar to when you are buying a property and I would then take it forward, sourcing the most suitable mortgage lender and product for you.
One thing to consider when switching your mortgage to a new lender is the legal side of the transaction. There are some basic legal procedures to follow, a new mortgage deed has to be signed, the new lenders charge over the property has to be registered and your current mortgage will need to be redeemed. Most lenders offer their own legal services for free or you can opt to use your own solicitor, who will charge a fee to do so.
In the UK, the majority of mortgage deals last for an initial 2 year, 3 year or 5 year period. A lot of people lose track , forget or simply have not got the time to renew on a new deal when these periods come to an end, they then roll over to the banks much higher standard variable rate which can increase the monthly payment by quite a margin.
As part of my ongoing service to you, I will contact you 6 months before your rate is due to expire, so we have plenty of time to discuss and source new options for whatever you want to do going forward.
